How the Oklahoma Mineral Rights Review Process Works

There are four steps, and none of them commit you to anything. You control what you share and whether the conversation continues.

Step 1: Tell Us About the Mineral Interest

You submit the county, legal description, production status, ownership information, and any documents you have. If you only know the county and the family name on the royalty statement, submit that. Partial information is normal at this stage.

Uploading documents is optional. Royalty statements, check stubs, division orders, mineral deeds, probate documents, and operator correspondence are the most useful. Please do not send Social Security numbers, banking information, or account passwords.

Step 2: We Review the Information

Titan Property Investors reviews what you submitted and may research available ownership, well, production, and public-record information. That can include county clerk land records and Oklahoma Corporation Commission well and permitting records.

Public records do not always establish complete ownership. Deeds, probate records, leases, assignments, and division orders may need to be reviewed by a qualified professional before anyone can say with certainty what is owned.

Step 3: We Discuss the Opportunity

We contact you to clarify the property, the ownership, your goals, and whether you are considering selling all or part of the interest. This is also where you can ask questions about anything you did not understand in your paperwork.

If a title issue such as an unprobated estate appears, we will say so. Resolving those questions usually involves an Oklahoma attorney or title professional of your choosing.

Step 4: Decide Whether to Move Forward

If there is a potential fit, you may receive information about a possible transaction or next step. You are never obligated to proceed merely because information was submitted, and no offer is guaranteed.

Depending on the property and circumstances, Titan Property Investors may evaluate the opportunity directly or work with qualified buyers and industry professionals.

What we will not do

  • We will not guarantee an offer, a closing date, or a specific value.
  • We will not tell you your minerals are worth a set amount per acre based only on your county.
  • We will not pressure you with deadlines, countdowns, or manufactured urgency.
  • We will not provide legal, tax, or title advice — those belong with your own professionals.

How long a review takes

It depends on the records. A single producing interest with a recent check stub and a clear deed moves faster than an interest spread across several sections where probate was never completed. We will tell you what is slowing the review down rather than leaving you guessing.
